Occasionally we have ONE or TWO night STAYS available or we may have a room available that has a weekly minimum for LESS THAN 7 nights,
so even though there are minimums, we may have a variety of options available, so please call or email to inquire!
Columbus Day Weekend in October has a 3 night minimum and follows our normal rate schedule.

A $500 Deposit is essential to secure each week's reservation. A $1000 Deposit on weekly house rentals.
A $80 - $450 Deposit is required to secure daily reservations, depending on length of stay.
Deposits are accepted in the form of Personal Check and Money Orders, unless making reservation within two weeks of arrival date, which requires a credit card for deposit.
Rates are subject to State and Local Room Tax, which is 12.45% as of July 1, 2019

Cancellation Refund Policy:
Cancellations made fifteen (15) or more days prior to the date of arrival will incur a 10% charge of the total stay, tax excluded; minimum charge of $50.00.
Cancellations made fourteen (14) or less days prior to the date of arrival will incur a 20% charge of the total stay, tax excluded; minimum charge of $50.00.
There is also a "Deposit Hold for Future Stay" Option, used at Manager's discretion, call to inquire.
No refunds for early departures or no shows.

FREQUENTLY ASKED QUESTIONS:
Do you have Air Conditioning?
We do not have A/C in any of the beachfront buildings, however our two cottages, six garden view rooms, beach house and three shore houses all DO have central A/C. All accommodations do have a 10" oscillating table fan.
Do you have Laundry Facilities?
We do not have any laundry facilities on the property, but in Provincetown next to the Stop and Shop grocery store there is a laundromat. It is located less than a 10 minute drive from us. Our 1 bedroom Beach House and 4 bedroom Shore Houses do have washers and dryers.
Do you provide grills?
We do not provide grills, however in front of each beachside building and near the cottages are safe areas to place grills for your beachside cooking pleasure. Inexpensive hibachis can be purchased locally or you may choose to bring your own charcoal or propane grill. Grilling is not allowed on the room decks per local fire regulations.
Do you provide coffee?
In all the beachfront rooms, garden view rooms, cottages, beach houses and shore houses we provide coffee makers and filters, but we do not provide coffee grounds, cream or sugar.
What are the most important items we should bring?
We provide towels for use in the bathroom and at the indoor pool, but you should bring beach towels, beach chairs and beach umbrellas. You should also bring shampoo, conditioner, body wash, hair dryer and any other ammenities you may need, as we only provide hand soap, kitchen dish detergent and a new sponge. Hair Dryers are available in every rental.
Are there phones in the room?
There are no phones in any of the rooms. If you require assistance in making reservations or need the use of a phone please inquire at the office. Feel free to leave our number with anyone who may need to reach you while you are here with us, 1-800-917-0024, as we are happy to deliver messages to the room as needed.
Can we block rooms for our wedding guests, or large party?
Sorry, we do not offer blocks to wedding parties or large groups. We are a quiet family and couple oriented resort and we strive to offer our guests a peaceful and relaxing setting. We have found in past years that large groups of people celebrating any type of occasion is very disruptive to other guests. We are sorry to not offer block/group options anymore.
What is you Return Guest Booking Policy from year to year?
Anyone who rented any accommodation type with us for a week last season has first refusal at that same accommodation type and corresponding week (see here for our calendar) the following season, and we hold these weeks for these guests until January 31st. If these guests do not contact us to reserve their same week by the 1/31 deadline then those rooms are released. We spend the first week of February looking at our return guest waiting list to see who we can accommodate and also if we can fulfill any other requests, such as moving already booked guests downstairs from upstairs or to a different preferred accommodation type, etc. Then on February 8th is when we open up all reservations to everyone.
We do not hold or guarantee any stays less than 7 nights. We do our best to accommodate those guests who do stay with us routinely for less than 7 nights, but there is no way for us to hold these shorter stays from season to season.
